What are the most common reasons for roof leaks?

- Blocked or inefficient gutters and downpipes. Gutters that don’t divert water away as designed, can result in lots of water ending up where it shouldn’t. Partially blocked gutters or downpipes may handle light rainfall, but will be simply overwhelmed in a heavy deluge. The rainfall can then end up being directed into the fascia, wall cavities and internal ceiling space.
- Older roofs. Most tiled roofs should last 20-25 years, if maintained properly. As with everything (including us poor roofers!), things can head a little downhill with age. Degradation of roofing materials, build up of loose debris and accumulated environmental impact does result in wear and tear. As your property gets older, maintenance costs rise.
